Arc 3409 Description
Arc 3409 was originally built in 2006 as condos to be known as The Joule. As the market softened and one thing led to another, the direction of the building changed into a luxury extended stay hotel known as AKA Virginia Square. After being in business for eight years with fairly positive reviews, Goldstar Group purchased the building in May of 2014 for $40 million. There will be an additional $6 million going into the renovations as the flooring will be re-done and the inside of the condos will be upgraded.
Arc 3409 is located in Virginia Square at 3409 Wilson Blvd Arlington VA 22201. On the same block it has a Japanese Auto Body Shop and El Pollo Rico. Across the street is Hurt’s Dry Cleaner, The Highlander Motel, and Mario’s Pizza. This is a rare strip of Wilson Boulevard in Arlington that has yet to be developed. Kansas Street is on the eastern-most side of Arc 3409 and is home to Z-Burger and a feline clinic (among other businesses). There has been significant development along the western-most side of Arc 3409 in Virginia Square. Virginia Square Towers is the new Dittmar apartment rental building. It offers state-of -the-art amenities to go along with quality units, many of which have balconies. Arc 3409 is just a short walk to Clarendon, Whole Foods, and Market Commons.
The future of Arc 3409 is dependent upon many factors, some the building can control, others it cannot. Arc 3409 is doing everything it can to stand out by doing things like adding quartz in the kitchen, but will it be enough? There are plenty of new residential buildings that are coming into the area. In Virginia Square, Latitude Apartments will be opening in 2015. Virginia Square Towers opened in 2014. In Ballston, The Maxwell and 672 Flats are looking to open in 2014 and 2017 respectively. In Clarendon, The Beacon at Clarendon West is opening in 2014. In Courthouse, 1919 Clarendon recently opened its doors. There is a huge influx of residential rental apartments that will be coming on the market. Will the demand be there for this new Virginia Square condominium community?
In 2014, condos along the Orange Line in Arlington have gone under contract at a rapid pace. Stories of multiple contracts, bidding wars, and sneaking in before the property hits the market are common-place. Now, we don’t foresee scenes a la Clarendon 1021 where lines were literally out the door, but there is a strong amount of interest and one thing is certain: Arc 3409 will be competing with the classiest of Arlington’s condos.
