Terrace Lofts Arlington is a small community in Rosslyn that features unique two-story residences. Built in 2004 and standing five stories tall, the community is made up of mostly two-bedroom floor plans to go along with a few one bedroom layouts and a few one bedroom and den floor plans.
At just 34 residences, it is on the smaller end of the spectrum for condominiums in Rosslyn. Units rarely come available usually because of the lack of volume, but also because residents enjoy living in the community. When condos at Terrace Lofts do come available, there are a few things that you have to know before you tour or before you put in an offer to purchase a condo for sale at Terrace Lofts.
First, there are no amenities at Terrace Lofts. There is an elevator, some outdoor common space, and a garage, but no real amenities like a gym, or a pool, or a front desk, or anything like that. There are good options out there if you are looking for a full-service building, but these qualities are just not found at Terrace Lofts. One thing to point out about the garage is that it is mostly covered. The nose of some cars will be sticking out for the elements if you pull up into the parking spot the entire way. This is just a small nuance to take in to consideration as you tour the community.
Second, we need to understand is how the building’s floor plans are laid out so you can have a superior knowledge of the building’s makeup. On the first level, all the units are one-story. On this level is where you will find mostly one-bedroom floor plans. There are a few one bedroom and dens on this level as well as one two bedroom unit. On the second level, we have all two-bedroom, two-level units. These units take up the second and third floors. And finally on the fourth level, all condos except for one unit will be of the two-bedroom, two-level variety. (There is one unit on the 4th floor that is a 1 BR + den). These condos will take up the 4th and 5th floors.
One thing to note about the condos on the first level is that they feel like they are on the 3rd or 4th level because of the terrain the building is sitting on. The above-ground garage is directly below units on the first level, and below the garage is a steep drop-off off the back of the building. There is also no exterior access from the outside ground level to first-floor units. In the front of the building, the exterior entrance and the hallway separate units directly from the outside. And as you can see in the pictures below, the sides and back of the building are significantly off ground level.
Most condos that come available will be of the two-story variety. Floor plans for these layouts range from around 1,100 to 1,300 square feet. Layouts are smart and well-planned to make the most of the interior space. Kitchens will be open and look out into the dining and living areas. All condos will come with a balcony off of the living room. For those units that are on the end, there will be larger, patio-like balconies. Almost all units will come with a half bathroom on the first level. The only unit that does not come with a half on the first level, is the two-bedroom condo on the first level. This residence comes with two full bathrooms instead. The value of having at least 1.5 bathrooms for one bedroom units and 2.5 bathrooms for two bedroom units really sets Terrace Lofts apart from the competition.
On the second story of the two-level units you will have the master bedroom on one side with a hallway leading to the second bedroom on the other side of the condo. The laundry room for two level units is also found on the second story.
The aspects that set Terrace Loft Arlington apart are two-level units, half bathrooms with almost every unit, balconies in every condo, and 10-foot ceilings in some units.
A potential drawback would be proximity to I-66. The condos themselves are well insulated to the outdoors. When you are out on your balcony the noise is omnipresent, but once you shut the balcony door, the noise from 66 is almost entirely mitigated. You still might be able to hear it if you sat right next to the balcony door and concentrated on listening, but other than that the noise is not much of an issue.
There is also the visual aspect of looking out over I-66 that is a cause for concern for some. However, once the vegetation grows in during the summer months, the view will become largely obstructed and the noise will be further dampened by the dense trees that separate Terrace Lofts Arlington from the bike trail and from the interstate.
Terrace Lofts is a great example of a garden-style boutique condominium in Rosslyn that excels at providing a high quality of life, but without the bells and whistles of the much larger high-rise communities that take up the majority of the Rosslyn condo sector. For those looking for a nice alternative the the high rise lifestyle and something a little more quiet and a little more green, but all-the-while still being just a 10-minute walk to the Metro, Terrace Lofts makes for a great place to call home.
