Driving across the Theodore Roosevelt Bridge as you enter the Commonwealth, you are greeted by the Rosslyn skyline consisting of collection of high-rises like the Rosslyn Twin Towers, The Waterview, and the newest (and tallest) building, 1812 N Moore Street. But hidden in plain sight is Prospect House Condominiums. It is nestled sitting above the Netherlands Carillon and the Iwo Jima Memorial. Among the many changes Rosslyn has gone under in the past 50 some odd years, Prospect House has been one of the only constants.
Prospect House was built in 1964 and converted to condos in 1980. This large community features many unique characteristics that separate it from surrounding condominiums. The community has almost 300 residences on 11 stories making it one of the biggest condo communities in the immediate area. The condo is located in a more residential part of Rosslyn. Sitting on the south side of Route 50, there is more of a residential-feel to the neighborhood. Whereas once you cross Route 50, you are standing in the middle of downtown Rosslyn.
Amenities at Prospect House offer residents a wide variety of perks that are available in within the community. They include an outdoor pool, a fitness center, a party room, 24/7 security, a common laundry room, surface parking, and an on-site convenience store. Many similar buildings cannot offer this many amenities so having these options available are a boon for residents.
Floor plans at Prospect House are where the community really starts to set itself apart from other condos in the area. Most layouts are set up on two floors. Some have an elevated dining room, with a living room below. While others have a stairway that you walk down to get to the living space. Because of this unique setup, there’s actually only four hallways once you get off the main floor.
The interiors of residences here are going to vary drastically depending on what the past owner(s) have done. Prospect House is an “Old Arlington” community. What I mean by that is that it has a coveted address and there is low turnover. Even though there are 268 units, rarely do properties come available, especially on the higher floors like floors 8 and 11.
The best part about Prospect House are the views. My oh my are they incredible. The key is get a view facing DC (of course). This will drive the price of the condo up, but once you look at the alternative view looking west, you will see that the price is more than justified. In addition to the magnificent views, another benefit of living at Prospect House is the amenities. Rarely do you find a community with this many benefits to residents. Condo fees will reflect that but it comes with the territory.
The biggest detractors of Prospect House is the community’s age. It is tough to compete with the newer builds like Turnberry Tower, The Odyssey, The Waterview, and others when they have a 60-year advantage on you in terms of design, layout, and modern touch. In addition, Prospect House features a laundry room. Depending on your preferences many buyers will simply pass over a building that has a common laundry room for all residents. But, if this small feature is not a main point of concern, then it’s irrelevant. Plus, for the amount you save on the sale price compared to newer communities, you could send your laundry out for years.
The bottom line at Prospect House is that it is an older community with unbeatable views, ample amenities, and it is in a convenient location. If you can get away with not having the newest condo on the block (or maybe even you want to put in your own upgrades), then living at Prospect House is a strong opportunity to pursue.
