Rhodes Hill Square is a contemporary townhouse-style condominium community located in the Courthouse neighborhood consisting of three separate buildings. The two smaller buildings located at 1511 N Rolfe Street and 1811 14th St N flank the largest building in the community located at 1418 N Rhodes Street. Most Rhodes Hill Square condos for sale will be located at 1418 N Rhodes, as it is a little bit more rare to see condos for sale at 1511 N Rolfe St and 1811 14th St N.
Generally speaking, the condominiums at Rhodes Hill Square will have three features that are rare to find in an Arlington condo for sale; two stories, direct access from the street, and a private rooftop terrace (these last two are either/or features).
The way the community is set up, all condos at 1418 N Rhodes are going to be of the two-level variety. And with only four floors in the building, one unit that will take up the first and second floor, while the above unit will take up the third and forth floor. Technically, there is a fifth floor to access the outdoor private rooftop.
The units on the first level will have direct access out to the street. A large portion of them will also have a private patio off to the back of the building. When you can enter the condo directly from the street and even have some outdoor space, you are really going to get the townhouse-ambiance.
The units on the fourth floor in 1418 N Rhodes Street will all have a private rooftop deck. Condos in the two smaller buildings both have a community rooftop for the residents of those respective buildings to enjoy.
All of the Rhodes Hill Square condos will feature two bedrooms and two bathrooms. Depending on the exact unit and the building you are looking in, you may also find condos that have an extra half bath, a den area, or even direct access from the garage.
Floor plans at Rhodes Hill Square will start at 1,105 for the one-level two bedroom two bath layouts, and range all the way up to 1,832 square feet for the two bedroom + den, two and a half bath floor plan. There’s a handful of floor plans, each of which offers a smart layout. The two bedroom layouts (one story) will have an open kitchen with a living room that is in the middle of the condo and a bedroom on either side. The two bedroom layouts that are two stories will have a floor plan that will depend on if you have rooftop access or direct street access. For those units that are street-level, the living area is on the main level, while the bedrooms are on the upper level. For those units that take up the higher levels, the main living area will be on the fourth level, while the bedrooms will be down the stairs on the third level.
Since Rhodes Hill Square was built recently in 2010, the interiors will be attractive to many looking to purchase a Rhodes Hill Square condo for sale. Condos come with hardwood floors in the living area, granite countertops, stainless steel appliances, an island in the kitchen, and large windows that bring in a lot of natural light. The master bathroom will usually have a separate tub and shower, while the second bathroom will have a shower/tub combination. In addition, there is usually a laundry “room”, not just a laundry closet that so many are accustomed to seeing.
When looking at two bedroom Courthouse condos for sale in Arlington, a few other communities will be very good comparable communities like 1800 Wilson, The Odyssey, and even The Belvedere.
The first difference you will notice at Rhodes Hill Square versus some of the surrounding buildings is the amenity package. The amenities at Rhodes Hill Square are the elevator and community grounds. And I’ve said it before: If an elevator is listed as your amenity, you do not have any amenities. If you are looking for a full service building with a concierge, gym, pool, etc, then Rhodes Hill Square is not for you. There are better options out there. However, keep in mind that for a condo this size, condo fees could be twice as expensive as what they are at Rhodes Hill Square.
The second difference inside the community you will notice is the size of the floor plans. They are much larger at Rhodes Hill Square comparatively. Usually two bedroom two bath layouts top out at around 1,100 – 1,300 square feet. At Rhodes Hill Square, layouts north of 1,500 square feet is commonplace. Note: At The Belvedere, floor plans are a bit larger, but since that community was built in 1987, it may not be worth the extra cost to renovate the condo (assuming it needs to be renovated, which a lot of them do).
And the third and final difference is something that we briefly touched on but is worth mentioning again, and that is that most of the floor plans are going to be two stories. So often I hear that people are torn between condos and townhouses and wish there was some sort of hybrid (with low condo fees of course). With two-story living (three stories if you have a rooftop unit) and usable outdoor space, Rhodes Hill Square fulfills that desire.
Situated right along the Clarendon Blvd/Wilson Blvd corridor, Rhodes Hill Square provides all the value of a quiet community with large floor plans all the while doing so without sacrificing location. It is the perfect option for those tired of large complexes, in dire need of outdoor space, or want a unique two-level condominium. 1800 Wilson offers some two-level condos at a bit lower of a price, Gaslight Square offers two-level condos at a premium, while Rhodes Hill Square flies under-the-radar and provides fantastic value for the large and newer condos that the community provides.
